PAY AND BENEFITS

 

Annual Pay Range: $57,344.73 - $72,534.18

 

Hourly Pay Range: $27.569584 - $34.872201

 

Salary offers will be made within the posted pay range and will be based on a candidate's experience (paid or unpaid) that is directly relevant to the position.

JOB DETAILS AND QUALIFICATIONS

 

Clackamas County Facilities Division is seeking an individual experienced in building construction and maintenance to perform a variety of skilled and semi-skilled tasks in the painting of the external and internal County buildings, the repair, adjustment, and maintenance of building systems, equipment, and structures. The incumbent will act as the lead worker for a limited number of regular, temporary, and volunteer maintenance staff as well as monitoring and inspecting the work of service contractors on assigned projects. The Senior Building Maintenance Specialist will also plan, schedule and coordinate the maintenance, repair, and remodeling of specific County-owned and leased buildings and structures and their' systems and equipment.

 

Competitive candidates will have demonstrated experience in reading and interpreting blueprints, leading the work of others, and interacting professionally with building inspectors, contractors, staff, and the public.

 

Required Minimum Qualifications/ Transferrable Skills:*

 

• A minimum of four (4) years of relevant experience performing skilled trades work and leading assigned staff or contractors on maintenance, construction, repair, and/or remodeling projects

• Thorough knowledge of: the principles, methods, practices and techniques related to skilled trade specialty

• Incumbents are required to perform after-hours emergency response on a call-out basis

• Possess Limited Building Maintenance Electrician (LBME) license or equivalent, or ability to perform work under Supervising Electrician while in training toward licensure

• State of Oregon DEQ/OSHA approved Class III Asbestos Containing Material (ACM) Worker course/training certificate within six (6) months of hire

• CPR/First Aid/AED certification required within six (6) months of hire

Preferred Special Qualifications/ Transferrable Skills:*

 

• Have or had within the last 10 years a Building Inspector License or General Contractor License issued by the State of OregonExtensive experience working with wood and metal framing

• Experience in installation of carpeting

• Extensive experience working with drop ceilings

• Extensive experience working with a variety of power tool

TYPICAL TASKS

 

Duties may include but are not limited to the following:

 

• Oversees and/or performs skilled professional painting of walls, buildings, equipment, and other structural surfaces, using brushes, rollers, and spray guns; may remove old paints to prepare surface prior to painting; Mix colors; Patch and replace sheet rock and siding where necessary. Interior and exterior. Monitors work of contract painters.

• Performs skilled and semi-skilled carpentry, plumbing, and LBME apprentice type electrical work. Performs repairs on toilets, sinks and washbasins. Replaces or repairs faucets, valves and drain pipes. Builds and/or repairs shelves, door jambs and window frames. Performs major remodel or construction of walls, ceilings, floors, windows, and doors. Builds or modifies cubical furniture or office furniture.

• May be responsible for completion of carpentry work which includes: manufacture and installation of cabinets; installation, replacement or repair of building siding; repair and replacement of doors, door frames and windows; flooring removal, asbestos abatement oversight (carpet, vinyl, etc.); finishing work; installation and maintenance of building signage standards (interior and exterior); installation repair and maintenance of tile, stone and masonry products.

• Other tasks as required.

 

REQUIRED KNOWLEDGE AND SKILLS

 

Thorough knowledge of: Principles, methods, practices and techniques related to skilled trade specialty; laws, rules and regulations governing skilled trade specialty.

 

Working knowledge of: General methods, practices and techniques of painting, carpentry, security, plumbing, limited electrical and mechanical maintenance; materials, tools and equipment used in the maintenance and repair of commercial structures; preventive maintenance practices related to HVAC (heating, ventilation and air conditioning), hot water boiler and related physical plant systems; mechanical and structural schematics and blueprint terminology; routine practices and procedures of commercial janitorial and landscape maintenance contractors; building and landscape maintenance safety practices; security measures In a correctional institution; applicable building codes; applicable hazardous code regulations; basic math; record keeping techniques; public and customer service techniques; basic supervisory techniques; service contract and repair procedures and practices.

 

Skill to: Perform skilled Inspection, diagnostic, maintenance and repair work associated with skilled trade specialty; perform semi-skilled carpentry, plumbing and mechanical repair; read and understand mechanical and structural schematics and blueprints; monitor and coordinate work performed under commercial janitorial, HVAC and various other routine building maintenance contracts; schedule, monitor and coordinate work of assigned temporary and volunteer maintenance personnel, and contractors; complete and file repair orders; maintain accurate records; establish and maintain cooperative working relationships with County personnel, assigned maintenance personnel, service contractors and the public; communicate effectively, both orally and In writing.

 

WORKING CONDITIONS

 

Duties require frequent walking, climbing, bending, kneeling and the ability to lift and carry objects. Incumbents are exposed to a variety of environmental elements including wind, rain, snow, dust, fumes and other Irritants.Duties require squatting, kneeling, bending, twisting, balancing, climbing, fine motor control, and the ability to lift and carry up to 75 pounds, and push/pull 100 pounds. Duties involve frequent exposure to confined spaces, loud noises, slippery and/or uneven surfaces, working at heights, and adverse weather conditions.

 

Incumbents are required to perform after-hours emergency response on a call-out basis.

 

WORK SCHEDULE

 

This position is included in the County's alternate workweek program, working 40 hours during a standard workweek of Monday through Thursday (Fridays off). Specific hours of work will be discussed with the candidate selected for this position at the time an offer of employment is extended. This position is designated as on-site/in-person. It is expected that the selected candidate will perform duties at the specified on-site work location.
